Terms of Use

  1. Applicability
    These Terms & Conditions apply to all buyers, allottees, investors, and customers dealing with
    “Anathi Groups”
  2. Project Approvals
    All projects are developed as per approvals granted by the concerned statutory and regulatory
    authorities.
  3.  Pricing & Payments
     3.1. All prices are exclusive of applicable taxes, duties, registration, and statutory charges
    unless stated otherwise.
     3.2. Payments shall be made strictly as per the agreed payment schedule.
     3.3. Delayed payments shall attract interest as per company policy.
  4. Allotment
    Unit allotment is provisional and subject to realization of payments and execution of formal
    agreements.
  5. Possession
    Possession shall be handed over subject to force majeure events such as natural calamities,
    government restrictions, or circumstances beyond the Company’s control.
  6. Cancellation & Refund
    Cancellation requests shall be governed by the cancellation policy mentioned in the Agreement to
    Sell. Refunds, if any, shall be processed within the stipulated timeframe after applicable
    deductions.
  7.  Alterations & Modifications
    Structural or external modifications are not permitted without prior written consent of the
    Company.
  8. Transfer of Ownership
    Transfer of the allotted unit before registration shall be subject to applicable transfer charges and
    company approval.
  9. Limitation of Liability
    The Company shall not be liable for indirect or consequential losses arising from delays due to
    force majeure events.
  10. Compliance
    The buyer/allottee shall comply with all applicable laws, rules, and regulations.
  11. Dispute Resolution
    All disputes shall be subject to arbitration and/or the jurisdiction of courts at Bengaluru,
    Karnataka.
  12. Governing Law
    These Terms & Conditions shall be governed by and construed in accordance with the laws of
    India.

Terms and Conditions for Booking

  1. Booking Amount – A minimum booking amount of INR 10,000/- shall be paid by the customer
    to reserve the site.
  2. Payment and Registration Process – Upon payment of the booking amount, the loan process
    will be initiated (where applicable). Upon loan sanction/approval, the customer shall pay the
    remaining balance amount in full.
  3. The registration of the property – shall be executed only after receipt of the balance payment.
  4.  Legal Opinion Clause – In the event the customer is not satisfied with the legal opinion, the
    customer shall return all the provided documents within 5 (five) working days from the date of
    receipt. In such cases, the booking amount of INR 10,000/- shall be refunded in full, without
    any deductions.
  5. Cancellation Policy – After execution of the agreement, if the customer chooses to cancel the
    booking, a written cancellation request must be submitted. The cancellation process shall be
    completed within 90 (ninety) days from the date of receipt of such request, subject to company
    policies.
  6. General Clause – All the above terms and conditions are subject to the Policies, rules and
    approvals of the company.
